Description

I am combining two side-by-side apartments in Manhattan, New York City. I need an architect and/or interior designer to create 3 different floor plan concepts/options for the new, combined floor plan.
I have attached the as-built/existing 2D floor plans which include a prioritized list of improvements (from most to least important) and list of constraints.
The core deliverable should consist of 3 different 2D floor plans that achieve the improvements while working around the constraints. I'm looking for multiple ideas so I can focus on the elements that really matter to me. In a future phase, we'll pick one concept and develop it further.
I support the work of experienced architects and designers. ** AI-created deliverables will NOT be accepted or approved. **
3D views are not required but are a plus and I can provide a rough Matterport-like video of the existing spaces for reference.

Scope of Work: -Import my SketchUp model into your preferred render engine (D5 Render, Lumion, Twinmotion, etc.) -Apply realistic exterior materials, lighting, landscaping, and environmental effects (sky, sun, water, etc.) -Create a short 30–60 second cinematic video showcasing the exterior -Create 1 still rendered image of the front corner -Deliver the video in vertical format (optimized for Instagram Reels) -Include basic post-processing: lighting adjustments, exposure, contrast, etc. Ideal Candidate: -Strong experience in architectural rendering and animation -Skilled with D5, Twinmotion, or Lumion -Has a portfolio with exterior video animations -Understands pacing, camera movement, and visual storytelling Deliverables: -1 cinematic video (30–60 sec, vertical) -High-resolution export (MP4 preferred) -1 high resolution image Turnaround: 7–10 days
