Advertising for use in emails and socials to promote my website

I am looking for a reasonably priced graphic designer that can create easy to understand designs that I can use to reply to email enquiries and post on our socials. Various friends/colleagues and associates will also be sharing these on my behalf. I will require a template design that can be used over and over again, something that becomes easily recognisable over time. The email graphic must be easily attachable so must be low resolution, the social media graphic must fit the required area as it will be for Instagram and Facebook. The graphics need to be punchy and to the point. I will in most cases be able to supply image/s and I will require this to be completed quickly and on a regular basis but to start off with once a month and more if these campaigns work for me and my brand. Some examples of very old graphics below, I need a more modern update feel for these now. Budget can be discussed, as this is regular work I expect there to be some movement in your rates. Please only reply to me if all of the above it ok for you to work with.

Land Change of Use Plans

I am planning to buy so land in Essex, UK, and i need to apply for change of use. I need to get some ideas and drawings together to give the pre-application team to get some advice. So i was wondering if you are able to help with these drawing and brainstorming for the drawings. I can only think of adding a building, and car parking space at the moment. An added benefit would be if you can advise of best practices to make sure planning goes through or the best way to navigate the whole process. Thanks

Logo basic edit, transparent background and basic design

Have a basic logo lettering which is black on white and white on black. Want that logo to be updated so background is transparent and actual logo letters can be coloured with any colour of choice with a simple MS paint fill. Also want the same logo but with some minor changes which i can describe in more detail. Finally for those of you who are creative any ideas for a simple branding emblem are welcome All must be provided in ultra high definition images. This should be a very quick job for anyone with photoshop experience
